Terms and Conditions
A credit card is required to book this hotel reservation. A deposit will be charged to your credit card. You may cancel this reservation 7 days prior to arrival, without penalty unless you booked an Advance Purchase Rate that is fully prepaid, non-cancellable, and non-refundable. Should you cancel this reservation after this time, or in the event that you do not arrive on the booked arrival date, a forfeit of the deposit and penalty will be charged to your credit card.
Rates quoted are based on check-in date and length of stay. Should you choose to depart early, the booked stay will not change price and no refunds will be issued.
We reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the rates or details of the reservation contains or resulted from a mistake or error.
Photos of guestrooms are representative of the general design and decor of the rooms. The exact layout and view in any of the guestroom photos are not guaranteed.
All packages exclude taxes, resort fee and gratuities.
Check-In Time – 4:00 pm | Check-Out Time- 11:00 am | Due to cleaning protocols, we cannot extend early or late times beyond these parameters.

Resort Fee - $25.00 per night
Resort Fee is applicable to your reservation. The resort fee provides for:
- Access to outdoor pool, hot tub, fire pit, tennis courts, bowling alley, indoor basketball court, game room, playground, yoga studio, and art gallery.
- Unlimited local calls and toll free number access.
- Wireless Internet in guest rooms and public spaces where available.
- Golf cart transport upon arrival from Marina to Inn.
100% of the resort fee is used to support these services. No portion of the resort fee constitutes a gratuity and no portion goes to any resort associate.
Occupancy Policy:
For guest safety and optimal comfort in our accommodations, no additional bedding outside of the existing bed configuration in our guest rooms and suites will be provided - this includes roll-away beds and cots. Cribs and/or pack and plays are the sole responsibility of the guest.
Dog Policy:
Pets are not allowed.
Smoking Policy:
Property is completely non-smoking.
Parking:
Diamond Cove is a car-free community, which is part of what makes it so special. Parking in Portland is the sole responsibility of the guest. Self-parking is available at the Municipal Parking Garage located adjacent to the Casco Bay Lines Terminal. Ferry:
For ferry arrivals from Memorial Day Weekend through Labor Day Weekend, we will automatically be awaiting your arrival with golf cart transportation at Diamond Cove Dock. If you are arriving via water taxi or outside of peak season, please let us know your scheduled arrival time to Diamond Cove. We will arrange for golf cart pickup at the Marina to transport you to your accommodations. If your schedule changes, please let us know so we may plan accordingly.

Housekeeping:
Your unit will be clean upon your arrival. Daily housekeeping will not be provided during your stay. If you wish to schedule housekeeping during your stay, please contact us. Additional charges will apply and must be scheduled in advance. On-demand housekeeping will not be readily available.
